What We Are — And Are Not

Premier Handyman Group is a repair, maintenance, and improvement service — not a property management company. We do not handle rent collection, leasing, tenant screening, property accounting, legal notices, or property management representation. What we do handle is the physical repair and maintenance work a property actually needs.

Turnover / Make-Ready Work

Getting a unit ready between tenants.

The gap between one tenant moving out and the next moving in is usually the tightest timeline a landlord or property manager deals with. Drywall patches, a fresh coat of paint, door adjustments, trim repairs, flooring repairs, and caulking are the kinds of items that commonly show up on a make-ready list, along with any general repairs identified during a move-out walkthrough.

Rather than treating each item as its own request, send the full make-ready list and we will review it together and plan a visit that covers as much of it as reasonably fits.

Multiple repair items, organized your way.

If you manage more than one unit or property, an organized list is the most efficient way to work with us. Group items by unit, by room, or by property area — whatever makes sense for how you track your properties — and we will review the full list together rather than one item at a time.

Recurring and one-time maintenance.

Some properties need a single maintenance visit; others benefit from a recurring arrangement. We can discuss what makes sense for your portfolio, but we do not assume a fixed recurring schedule is in place unless it has been specifically arranged with you.

Vacant vs. occupied properties.

Vacant units are usually the most straightforward to schedule since access is generally simpler to arrange. For occupied properties, access and scheduling around a current tenant are details we will confirm with you directly — we do not claim tenant coordination or notice services beyond what has been specifically agreed for the visit.

Photos and documentation.

Photos of the affected areas can assist with an initial scope review before a visit is scheduled. We do not provide formal inspection reports, certified condition reports, or the kind of documentation used for property-management recordkeeping.

Curb appeal and exterior upkeep for rental properties.

Exterior condition affects both tenant experience and how a property shows between tenants.

Accessible exterior repairs — a loose fence board, deck maintenance, gutter cleaning, or a pressure washing visit before showing a unit — can be scheduled alongside interior turnover work or as a standalone visit.

Larger Improvement Lists

When a property needs more than simple touch-ups.

Some properties reach a point where a longer list of smaller repairs makes more sense grouped into a single improvement project — refreshing paint throughout a unit, addressing several exterior items at once, or combining flooring and drywall work ahead of a new lease. We can help define that scope so it is planned as one project rather than a series of disconnected repairs.

Can I send one list with several repair items?

Yes. Many landlords and property managers have a running list across one or more properties. Sending an organized list grouped by unit, room, or property area makes it easier for us to review the full scope in one pass.

Can you help with rental turnover work?

Yes. Turnover work such as drywall patches, painting, door adjustments, trim, flooring repairs, and caulking are common requests between tenants.

Do you provide ongoing property maintenance?

We can discuss one-time visits or a recurring maintenance arrangement. A fixed recurring schedule is only set once it has been specifically arranged with you; we do not assume a schedule by default.

Can I send photos?

Yes. Photos can assist with an initial scope review. We do not provide formal inspection reports, certified condition reports, or property-management documentation as part of this service.

Do you work on occupied properties?

We can discuss access and scheduling for occupied units. Coordination with a current tenant is something we would confirm with you directly rather than assume is already arranged.

Can larger improvement projects be included?

Yes. When a property needs more than simple touch-ups — such as a larger repair scope across a unit or exterior area — we can group the work into a defined project.

Do you provide property management services?

No. We provide repair, maintenance, and improvement work. We do not handle rent collection, leasing, tenant screening, property accounting, legal notices, or property management representation.
